Plans for new 80-home development off Maldon Road revealed

A proposal to build 80 new homes in Great Totham has been unveiled, in a bid to develop agricultural land in the Maldon district.

Gladman Developments has submitted an outline planning application to Maldon District Council for the 80-home development, on agricultural land to the north of Maldon Road, which means more detailed documents on the plans will be forthcoming.

A socioeconomic statement submitted with the application says the development would generate a construction spend of around £10 million and create 180 direct and indirect jobs for local workers.

It says the proposal would make "a significant contribution towards the role new housing plays in strengthening the economy in challenging times".

The development would generate a Section 106 contribution of around £244,640, based on average Gladman Section 106 agreements, which covers financial contributions made by a developer to a local planning authority.

Gladman also estimates that Maldon would receive around £1.3m in council tax receipts each year from the homes.

The statement says: "To give the best chance of restoring the economy, together we need to tackle the shortage of beautiful, high-quality homes and places where people want to live and work."

It adds: "These proposals will assist the local authority and the government in addressing the demand for housing for first-time buyers and young families, which is ever-increasing and has surged as a response to Covid-19."

40 per cent of the homes would be affordable, while the provision of public open space, landscaping and a sustainable drainage system is also included in the plans.

A new simple priority T junction would be built on the B1022 Maldon Road to allow access to the development, which would be located centrally along the southern boundary of the site.

Maldon District Council will make the final decision.
