3. Land at Maldon Wycke, Spital Road, Maldon

Pharoah Properties Limited: Variation of Condition 2 (approved plans) on approved application FUL/MAL/19/00786 allowed on appeal APP/X1545/W/19/3243280 (Permission for three detached dwellings) to amend the roof from hipped to pitched, include a new first floor storage space and install new Velux rooflight and external access staircase to the garage at Plot 2.

6. Poultry Houses north east of Rockleys Farm, Church Road, Tolleshunt Major

Conversion of light industrial unit to offices, external alterations to the building, extension to an existing area of hard surfacing for parking and associated development.

Applications refused

1. 2 Thornhill, Purleigh CM3 6PQ

An application for a single-storey rear extension, part two-storey side and first-floor extension over garage, with a pitched roof in lieu of a flat roof to frontage. Also removal of the chimney.

Reason for Refusal:

The proposed two storey/first floor side extension, due to its height, depth and proximity to the boundary of the site, would have an overbearing impact on the neighbouring property to the south (No.1). The proposal would therefore be an unneighbourly form of development, which would have a detrimental impact on the residential amenity of the occupiers of this neighbouring property, contrary to the stipulations of Policy D1 of the Maldon District Local Development Plan and the guidance contained within the National Planning Policy Framework.

2. Land adjacent to The Owls, Woodham Road, Stow Maries

An application for the construction of four detached dwellings.

Reason for Refusal:

The development would have likely significant effects on the European designated sites as a result of recreational disturbance. Therefore, the development is considered habitats development and as such the proposal would not comply with Article 5B (1) of the Town and Country Planning (Permission in Principle) Order 2017 (as amended) and would fall foul of Policies S1 and N2 of the approved Maldon District Local Development Plan and guidance contained within the NPPF.
