Maldon heritage sites most 'at risk' in 2022

An updated register listing the historic Maldon district sites which are most at risk in 2022 has been revealed.

34 heritage assets have been named in the Maldon District Heritage at Risk Register 2022, which will be voted on by councillors next month.

There are five buildings in the Maldon district listed as priority A in the register, meaning they are at "immediate risk of further rapid deterioration" and no solution has been agreed.

This includes 127 Woodfield Cottages on Broad Street Green in Heybridge, which sits among three rows of 41 single-storey concrete homes built in 1873 for the employees of Bentall's Agricultural Works.

The Grade II listed cottages are of national architectural interest due to their pioneering use of mass-concrete construction, but number 127 is particularly at risk because of its "poor" condition due to its blocked gutters, slipped roof slates and render falling off.

The other cottages are listed as priority C due to their "slow decay".

Council officers have recommended creating a local listed building order for the cottages, which would grant automatic consent for selected "restorative alterations", and designating the site a conservation area.

This would allow them to apply for grant funding from Historic England for repair and enhancements.

The United Reformed Church in Heybridge Basin is also categorised as priority A because it "has been redundant for many years and is in an increasingly dilapidated state".

Officers said: "Heybridge Basin has recently established its own parish council, and it has been suggested that the chapel could become the parish council offices, village hall, heritage centre or café."

Burnham-on-Crouch sites listed under priority A are the cemetery chapel, as it has holes in its roof due to slipped slates, and the King's Wharf Jetty because it is "heavily decayed in places".

The other Maldon district heritage assets categorised as priority A are the byre at Bohuns Hall on Church Street in Tollesbury and the timber trestle viaduct at Wickham Place in Wickham Bishops.

Officers, who have recommended the register for approval, said: "The primary aim of the register is to highlight the plight of these buildings to current owners and local communities and encourage immediate care and their future conservation."

They added: "The goal of the register is to encourage measures which secure the future of heritage assets which, for many local residents, are a source of local distinctiveness and pride."

The register will be voted on by district councillors at the strategy and resources committee meeting on 6 January. If approved, it will be published on the council's website and reviewed on a regular basis.
