Plans for care home at 1,000 home North Heybridge development set for green light

Plans for a care home with rooms for 66 residents, a salon, a private cinema, a library, and a café, as part of a major development of more than 1,000 new homes are set to be approved. 

Maldon Council's planning committee is set to give the proposals the green light at a meeting next week. 

LNT Care Developments Limited is behind the plans for the land off Broad Street, Green Road, Langford Road and Maypole Road, Great Totham. The proposals are part of the North Heybridge Garden Suburb development, which was granted permission at appeal in 2019.

The plans include up to 1,138 new homes, the care home, and more. 

In addition to the luxury amenities, the care home would also have a large open reception area, assisted bathrooms, lounges, and dining rooms. There would also be an associated kitchen, laundry, storage rooms, and staff rooms. Externally, there would be enclosed private amenity space formally laid out with patio areas, pathways, seating, and planting.

Council documents show that up to 60 jobs are expected to be created at the care home, but due to the shift pattern and staggered shift changes that would occur, only a maximum of 24 staff members would be present on-site at any one time.

The plans also include 25 parking spaces, six of which are provided for electric vehicles, and up to 18 cycle parking spaces, eight for staff and eight for visitors.

 The report states: "The proposal would deliver 66 en-suite bedrooms fully compliant with the National Care Standards Act 2000, with well laid out and generous internal communal and recreational spaces. Externally, residents would benefit from well-laid-out and landscaped amenity areas. The internal layout allows the lounges to be a central focal point within the care home, with doors leading to the outside space to encourage full use of the landscaped gardens. This arrangement is designed to provide a continuation of the indoor and outdoor amenity areas to support residents' independent movement through the care home, promoting wellbeing and contributing to the character of the home. The internal layout would provide high-quality amenities for residents."
