A NEW Italian restaurant is preparing to open in a historic building on Maldon's High Street.

Luigi's Al fresco is set to take over the former Paparazzi premises.

The building is Grade II* listed and is in the Maldon Conservation Area. Plans, which are agreed by the local council, include the renovation of the existing restaurant into a pizzeria style Italian restaurant, with woodwork repairs and repainting. The site was previously used as a Prezzo restaurant. It will be the second business in the town with the same name.

The plans show about 38 tables, including outside tables and seats and the plans state no structural works are being carried out or works to any historic fixtures or fittings.

The report, by a planning officer at Maldon District Council, states: "The proposed development, by reason of its location and design, would not harm the special architectural and or historical significance of the subject Listed Building." Parts of the building date back to the 16th and 17th century and the site was first listed in October 1951, according to Historic England.

The high street, which has mostly independent businesses, has 30 other restaurants and similar businesses, with bars and cafes. There are at least three other Italian restaurants in and around the town centre and high street.

The proposals show two kitchen and cooking areas in the centre of the restaurant, with a bar area and seating areas surrounding them. The plans state the design "will respond sensitively to the character of the surrounding area, ensuring this historic building is preserved, while still functioning as part of the High Street."

The documents also say: "The layout and design will be practical and efficient, meeting the needs of the intended users. The variety of seating areas and adjustable layout ensures that every diner is considered and valued. A high-quality design will be created throughout the restaurant, using traditional materials."
