More than 150 homes proposed for Tollesbury farmland

Plans for more than 100 new homes at an "attractive development" on Essex farmland have been unveiled.
Developer Welbeck Strategic Land is behind the proposals for 159 properties, a new road link connecting West Street to North Road and open green spaces, off West Street in Tollesbury.
Submitted early April, the plans for the village include access from North Road and West Street, green open space with a play area and other green walking routes.
The developer says as there is no development planned to the north of the site, there is opportunity for open, wild green spaces. It has also added it would be "willing" to fund "all reasonable costs" for extending the existing 30mph speed limit in North Road and West Street to include the proposed site.
The firm is also looking to fund the upgrade of the existing West Street bus stops. It could see funding for new road markings, shelters, increased kerb heights being fully accessible for disabled people and timetable Information.
The plans state: "The design aims to create a place for people, encouraging time outdoors. Visually enclosed streets and the incorporation of shared surfaces place an emphasis on the pedestrian, creating a walkable development that reflects the rural surroundings.
"The site will seek to create a responsive new neighbourhood for Tollesbury. The landscape-led design will focus on delivering accessible, habitat rich and a verdant environment for new and existing residents. A range of energy efficient homes, including affordable, will cater for a range of users.
"The illustrative masterplan aims to create an attractive development that responds sympathetically to the local context and attributes of the site. It seeks to establish a transition from the rural eastern approach along West Street to the arrival into Tollesbury.
"This reflects the traditional development form, as explored in the historical growth analysis section of linear growth along the main movement corridors."
